The Team
Founder and Managing Director Neil Watson has day-to-day involvement in all aspects of the business, and carries out all of the accounting admin that ensures Landlords get paid on time.
Our Property Managers Adam Gregory and Pam Pardoe deal with all areas of the portfolio.
Patrycja Kaczmarek is our receptionist, and along with her cheery welcome brings Polish language to our team.
Finally Angela Watson is responsible for the smooth running of the office, ensuring that all documents are in their place and that we can find what we need without delay!
Our Partners
We are proud to have a team of tradesmen that we can rely on to deal with any maintenance tasks on a routine basis or in an emergency. They offer good work at a reasonable price and prioritise work for Renaissance in their busy schedules. To meet legal requirements they include Gas Safe gas engineers, an electrician and a fire safety expert, as well as cleaners, general craftsmen, locksmith, carpet fitter etc. Contact details for all our partners appear HERE.
Administration
We believe that rents collected should be paid to the Landlord as quickly as possible. Our custom software system enables rapid calculation of rents due, and after deduction of our charges and any other disbursements we pay Landlords by BACS within seven days unless other arrangements have been agreed.
Local Authority
We work very closely with Peterborough City Council and other neighbouring authorities in a number of ways. We are happy to arrange and collect Housing Benefit claims for qualifying tenants, and work with Housing Options department to help tenants in need of housing who are not in priority need. Housing Standards department deal with all the legislation relating to houses in multiple occupation and we are delighted to be introduced by them to many Landlords who need guidance in this area.
Client Money Protection
All client monies, both rentals collected and tenant deposits collected prior to 6th April, 2007, are held in designated client accounts which are balanced on a daily basis. This gives all clients confidence that money we are holding on their behalf is available to them on demand. Deposits collected after 6th April 2007 are lodged with either The Deposit Protection Service or The Dispute Service to comply with recent legislation.
Investment Property
We are pleased to act on behalf of our Landlords if they need to sell a property, and have great success in matching investment clients to achieve sales of occupied properties – maximising the rental income for both parties.
Progressive Property Limited
We are a partner to this company that offers a one-stop property investment solution for cash-rich, time-poor clients; from finding a suitable property to buy, through renovation if needed, to letting and managing the property.
Professional Insurance etc
We hold professional indemnity insurance and are registered under the Data Protection Act to hold personal data. We are a major agent for LetsXL letting insurance products, and licensed by the National Approved Letting Scheme in recognition of the greater regulation that will be imposed on agents by the 2004 Housing Act. We are members of the Association of Residential Letting Agents, the Ombudsman of Estate Agents and The Tenancy Deposit Scheme. We are registered for VAT and our fees and charges are subject to VAT at the standard rate.
Portfolio
We manage a diverse range of properties on behalf of clients, from lock-up garages and rooms in shared houses to five-bedroomed properties, and from bungalows to three-storey properties. Our success in finding the right tenant quickly means that our vacant stock is normally small or non-existent, but can be viewed HERE.
